Two of the three well-known Europoint towers on Rotterdam’s Marconiplein – which used to house the Rotterdam municipality – are to be transformed into 840 full-service rental apartments. The Europoint complex is situated in the middle of the Merwe-Vierhavens (M4H) port district, which with the RDM Rotterdam forms the Rotterdam Innovation District (RID); also known as Europe’s biggest innovation hub. Several unique and innovative new living and working areas will be created here over the next few years in a joint effort by market parties, the Port of Rotterdam and the municipality. The aim is to further reinforce the economic structure of the city and the port.
After transformation, the buildings will offer a range of facilities. At plinth level for instance, cafés and restaurants, office spaces and a meeting point have been planned, alongside two gyms with sauna and laundrettes for residents. The choice of living accommodations ranges from 40m² studios to one-bedroom apartments measuring 70m², all fitted with generous horizontally sliding French doors in aluminium that magically transforms the living rooms into inviting outdoor spaces. From the lobby there is a 24-hour concierge service for residents’ convenience. The two towers thus mix maximum living comfort with the service of a prime hotel. The top two floors, which used to house the buildings’ central heating, hot water and electricity installations, will be redesigned to accommodate a bar and restaurant offering impressive views of the port and the city centre.

Europoint II and III are the most easterly situated towers in a series of three identical towers that were designed by Skidmore, Owings and Merrill (SOM) in the 1970s. The towers, approximately 90 metres tall, feature the usual layout for such office buildings, with a central core that contains the elevators, stairwell, toilets and technical spaces, surrounded by open office spaces that can be arranged according to users’ specifications. Integrating the columns in the façades has optimised the layout options. The building has been constructed on a repeating 1.8 metre grid and measures 33 X 47 metres. The façades feature a light-coloured travertine grid with square windows. All windows have been fitted with dark-tinted reflective panes set in bronze-coloured frames made of anodised aluminium. These have been placed snug with the façade surface, resulting in an extremely even look, a unique bit of detailing which we intend to respect in our design. Every six floors, the façade is six centimetres wider and the piers have been made six centimetres narrower, offering perspectival correction and making the towers look dead straight.
